Why So Few Builds in Rancho Santa Fe?

Locally based developer Newport Pacific Inc. has begun construction on Palma de la Reina at 5525 Cancha de Golf, at the corner of Villa de la Valle and at the entrance to Morgan Run Resort & Golf Club in the exclusive and affluent Rancho Santa Fe submarket of San Diego. The development will include approximately 21,050 square feet of class-A commercial office, approximately 10,360 square feet of retail space and 54 residential suites, which will be available for lease by the end of the year.
The commercial center, which is expected to be completed by the end of 2015, is located on the last undeveloped commercial parcel in Rancho Santa Fe and is the first new commercial-center construction in the area in 10 years. We sat down with Patrick McNamara, VP of Newport Pacific, for an exclusive look at this submarket.

Newport Pacific has officially broken ground on the long-awaited Palma de la Reina, a mixed-use project at 5525 Cancha de Golf—at the entrance of Morgan Run Resort & Golf Club—that will include 21k SF of spec Class-A office space, a 54-unit residential project and more than 10k SF of retail. The site, one of the last undeveloped commercial parcels in Rancho Santa Fe, is also the first new area project in a decade.

For the developer, Newport Pacific, Inc. based in San Diego, this site was ideal in serving the residents of the Ranch, Whispering Palms and nearby coastal towns.

Construction crews began building a 10,360-square-foot retail space Thursday in Rancho Santa Fe.
The development activity along Via de la Valle at the entrance to Whispering Palms and Morgan Run Club & Resort is a sign of positive activity at Palma de la Reina, the long-awaited office, retail, and residential development located at 5525 Cancha de Golf.
Palma de la Reina, the first new commercial development in the Rancho Santa Fe area in 10 years, is on track for completion by the end of the year.
